Investing in Wallonia| Infrastructure and location
business parks
In collaboration with eight intra-municipal bodies, the Wallonia Region manages 206 fully-equipped industrial zones linked up to the main communication networks.
One of the main features of these industrial zones is the wide availability of competitively priced commercial properties, all of which are fully serviced (water, electricity, telecom, drainage, and in some cases gas and optical fibres) and have direct ties with Wallonia's research and development centres.
Our project managers work in close partnership with the inter-municipal bodies to determine the availability of commercial sites and/or premises that meet your needs: Surface area, proximity to a specific border, airport, rail line, university etc.
There are also numerous private business parks expanding in what is becoming a strong growth market. In addition, we work closely with private owners and real estate agents to provide investors with a broad range of office space and semi-industrial premises.

RENTAL CHARGES AND COST OF COMMERCIAL premises
Belgium is among the most competitive regions in Europe as a host for logistic hubs. Rents are among the lowest, particularly in the Wallonia Region.
Via the Marshall Plan that has recently been set up, various competitive poles have been identified to accelerate the economic redevelopment of the region. The transport and logistics sector is one of these competitive poles, and a major asset for Wallonia thanks to its drive, rapid
growth, and future perspectives.

a wide range of office space

Working with local estate agents, OFI can quickly update you on the availability of offices. Whether you're looking for high end offices or simple storage space, you will be sure to find a solution that best meets your needs from the wide range of property on offer in Wallonia.
business INCUBATORS
Business incubators are designed to temporarily accommodate SMEs for the duration of their initial start-up phase. Premises of varying surface areas are available to companies at attractive terms for a specified interim period. Working from a modern and fully equipped site, SMEs have the opportunity to consolidate their financial and sales positions before setting up of their own permanent facilities. |
business centres
Whether your company is a fledgling business or a thriving concern, national or international in outlook, and in immediate need of fully equipped offices and meeting rooms, our business centres provide the ideal launch pad for your business project. They offer meeting rooms, a sales or head office address, phone answering services, complete multilingual secretarial services, office logistics, fax, copying machine, printers, scanners, etc.
Our business centres allow start-up managers to access their full potential for the initial launch phase of the project, at very competitive rates. They facilitate the setting up of foreign companies, most notably for the purposes of testing Belgian and European markets. Start-up managers benefit from the general experience of the business centre, which allows them to focus on the development of the company.
This allows companies to grow and create jobs in a healthy business environment.

science parks

Set up in close proximity to the major university centres, our science parks are geared towards high-tech companies specialising in R&D. The companies based in these parks work closely with university researchers.
In Wallonia, science parks have experienced continuous strong growth. They provide a extremely fertile ground for innovations in cutting edge technologies, particularly in the area of biotechnology.
Science parks have also paved the way for successful spin-off companies in the biotechnology domain (Eurogentec, 4C, Henogen, Gamma). Some of the biggest names in the global biotech industry are based in our science parks, either on the actual site itself or in close proximity (SB Biological, SB Immunotherapeutic, UCB, Eli Lilly, Pfizer, Baxter, Janssen Pharma, GlaxoSmithKline, etc).
There are currently six biotechnology parks in the region: Louvain-la-Neuve, Liège-Sart Tilman, Gembloux-Namur, Enghien and Mons science parks, and the airport technology park at Charleroi.
